I never had a claim and it just makes your place more expensive to rent.Not having Internet may be a deal breaker for people that are addicted to the internet.I checked and there are only 2 other listings in your area.

I have has this app for a year and a half and the latest update was 10/2016 and it's never worked for me and I have had a couple different iPhones in the last year.I guess we all just need a computer and internet access to get all the features of biggerpockets.

So to answer your original question: if you want a lower % of closing costs, your best bet is probably to buy someplace else. 

Don't bet on the appreciation and let the vehicle take it's course.

(any niche almost) find a rockstar internet marketer able to see what people type in Google then rank mega sites with all variations of search phrases + all cities within X miles and show up for 20,000 first page results...that'll dominate.

I'd make sure you know the landlord tenant laws for your state, because they sound like high maintenance type renters.. but we've all had them, we've all dealt with them and if I get high maintenance renters you bet I'm a high maintenance landlord to please. 

And homeowners who rent over Internet-based companies like Airbnb or VRBO do not pay state sales or county bed taxes.
