@Douglas Larson The crew started the cleaning and it is looking great.Looks like most of the facia board will need to be replaced, the prior owners used some form of painted osb.

But I can almost guarantee you that the property has 0 equity and I am guessing the loan is under water by the tune of at least $25,000 (though I will know more once I get an authorization letter).This couple, since we have a bit of a prior relationship, would probably give me a quit claim deed.

Getting a short sale in contract prior to it hitting the marketplace has become increasingly difficult, government backed foreclosures now require a listing to be active on the market for 5 business days, and require proof of the listing being live on the MLS (Agent Detail Report to be uploaded into the system the day it goes live).

I have been discussing similar scenarios prior to finding this actual one with friends and the all said if I should them the money it would be a done deal.
