I would imagine take out as much as you can from the property, if the % work out and you get back all of your principle and repairs $ you put into it.

My hope is that this will help minimize smells for the next tenant.There is also a hideous incomplete popcorn ceiling in the living room that i don’t believe was rented to her this way it’s just so terrible looking i can’t even imagine.

Finally, there is a good club in Coachella.You can find them all on meetup.com and maybe on facebook.The TVREI Temecula club has a mentorship program you can join though I imagine there might be a cost to that.All club meetings cost $20-$30.
