Pretty good except if you can't identify a better return it will be a long-term loser deal: 1100x12 = 13200/27000 = 49% COC return.

There was a pattern & we decided that we had enough.

I think we can use some public available data to analyze different cities to identify potential deals.

The property manager and plumber have been unable to identify which tenant (or tenants) are doing this so they advised all of them about this issue and to not flush anything other than toilet paper down the toilet.

I'd suggest a blended approach maybe to further shore up your security.First take a look at those properties and identify the one (not your residences) that either have higher debt or are under producing what you think you could get with a different structure. 

You just need to identify the SEC exemption that you'll be using to do it.
