This seems implausible, this minority would burden the system for things they "want" but don't "need," think of if I am perfectly healthy but walk into a VA hospital on a weekly basis for some optional cosmetic procedure that isn't medically necessary, this burdens the system and isn't fair to other veterans that may have genuine needs that aren't being met because of me, so generally it's safe to assume the VA will try to minimize this activity.

The though of purchasing a fourplex, triplex, or possibly a duplex by the end of my lease, as my first investment property, is very appealing.I've also contemplated doing a rehab on an inexpensive house, and holding it for at least a year to reduce taxes if and when sold, by using the BRRRR strategy, but using a 1031 exchange is something I've researched quite a bit as well.At this point it seems to me I have a few options to get started in the near future and be able to get some skin in the game while I continue learning.1.

I think there is a healthy balance between the two, in that living below your means to save and invest can lead you to a life of abundance down the road.

Especially in a land locked city like Las Vegas, that is experiencing strong population and rent growth (even during the 2008 recession) - a good healthy cashflow from day one is absolutely my number one goal on any property i buy - i have substantial equity (30-60%) in all my properties and could cut my rents in half and still break even if needed, so my rationelle on this one is: my overall purchase cost are ~ the same as if i bought the same property 24% BELOW market with a 3yr 5% rental loan instead. it would likely cashflow 250 a month, compared to +/- 0 at the initial scenario. weIn both cases, i own a good condition property in an a class neighborhood, however it is fully paid off in one scenario, and i still owe more than 50% in the other after 17yrs. - from where it will cashflow WAY more than the one that still has a loan.
