I want it to be as easy as possible for the IRS to conclude the business expenses I claim are legitimate.It also makes it easier for me to know/understand/analyze the health of my business.

Travelers include many health professionals, not just nurses.

There are additional things you have to do due diligence on, like remodeling requirements, rights of first refusal, HOA financial health, etc.

@Abel Cartwright - we typically have to apply for a special permit with the municipality to collect and remit room tax and a health inspection with the state.

Many Health insurance provider do not cover injuries from a fire in a home.  

Comparatively, Stock market is almost no work.Putting $5M into a diversified portfolio or a set of aristocratic stocks with good dividends will pay you a health living stipend.

What I don't agree with is that someone from out of area is going to create wealth by owning 1 or 2 or half a dozen of these homes compared to nicely purchased assets on the west coast.. again based on my experience of owning rentals in ORegon and a few in CA. 

Not correcting all health and safety issues could result in injuries and litigation.Attract the right tenant segment - Do what is necessary to attract your target tenant segment.

They are 74 in not so great health.  

We had inspectors from 3 different agencies leaning over my shoulders and we had to work in a food handling facility where the health and safety requirements are super critical.
