I believe there will be more tech companies popping up in Tacoma over the next decade because of rapid population growth (last I heard 40% expected by 2020).  

They will have to have an ability to do multi-tasking.

If they support you in the way you need it, this will accelerate your growth as an agent/investor3.  

I wish over the past few years I focused more on real estate and less on my 9 to 5 but good money blinds you at times.I plan to take full advantage of this early growth.

Both of you sit down together, make the buying decisions together, and split up tasks like hiring contractors, etc. 

You should be looking for appreciation and rent growth for long term investments.

This versus the warmer climate states we are getting 8 plus caps with median income of 100,000 or higher with strong growth and with 25% down have cash on cash around 14% non-recourse 10 year term loan with 30 year amort.Lenders like to see at least 50,000 population in  a 5 mile radius and not a negative population growth trend.

I'm trying to narrow my search based on job growth, quality of schools, public transportation and real estate taxes (as you know, the taxes here are brutal).

Hey Mark,  I would be looking for a buy and hold strategy for long term growth.  

I guess the real decision here is whether I want to grow the portfolio slower, or take a higher risk with faster growth.
