I recently finished reading David Greene's BRRRR book (highly recommend), and there was a case study on the San Francisco real estate market (spoiler alert: he spells out how to spot emerging real estate markets... so many gems).No shocker, Miami's currently considered a sellers market.

@Jonathan Greene Honestly not many.

It's still green money the bank can use to lend out to other borrowers.Now if you were asking to borrow money from the bank - I could see they might be reluctant to lend you money until you have a track record. 

Follow up with ALL parties (especially your clients) and be a problem-solver.I will recommend David Greene's Book "SOLD" which I'm currently reading as a refresher and reminder.

There are lots of things that you can do: develop land, home builder, construction company, GREEN construction company, flip homes, lending, owner financing your rehabs and a bunch more. 

I'm not against color, but I don't want a seafoam green bathroom or burgundy kitchen that has to be painted over when they move out.

Their list of requirements is pretty specific and includes a preference for Single-family energy efficient, sustainable, and green built properties near small towns with big personality & culture.
