It wouldn't be enough for an Option to buy even.To prevent the 'not enough/unreasonable consideration' argument coming back (from an heir or someone) later, I would make it at least a few grand if you can swing it.  

I'd think the least he could do is give me back his $1500 commission, that along with my buyers agent's $1500 and a couple grand from me could put this to bed.

I will take $ 10 grand as a deposit  in CASH when you stroke the pen  close in 7 days and bring CASH no checks .  

Minor stuff in the grand scheme of things.Having said that: why would this not cashflow?

2 grand isn't reasonable for me to pay up front right now.

We have STR in Grand Lake, CO, but live in Houston.

But, for what I could have gotten in damages just to stick it to them (maybe a few grand at best) would definitely not been worth my time, effort and sanity.
