I can tell you how some of the investors i work with have set things up like contracts between us and what the expectaions for them to me and me to them .. but either way i would highly suggest you have someone that can at the very least visit any potential investment property you are interested in .. i wish you the very best ..God Speed, Michael Short 

Anything you can do to speed up your sale will reduce your carrying costs (hard money, taxes, insurance).Good luck!

Having said that, syndications come in many flavors -  reading through a few private placement memorandum (PPM) and subscription agreements to get familiar with the lingo will help you get up to speed on what is expected from limited partners.

I'm going to assume all this is correct and if it's not my response won't apply.First thing to do, as Tom Krohl would say, is SLOW DOWN mentally and speed up physically.

If staging can make such a difference to the speed and/or price of a sale, just think how much difference the overall design can make, so you're wise to take it seriously.  

I've even had painters who wanted to spray because of speed but then I had them go back after they sprayed with a clean brush just for the effect.

They loan at a 70% LTV which is lower than I usually like, but the customer service and speed is worth it. 

High-speed internet is very very very important. 

But if the trade-off is speed, then I wouldn't change it.Thanks!
