Around here 200k a year is a low income renter, might even be able to get Section 8 ;) I think all your units should have nice stainless steal appliances, rock countertops, real hardwood floors, and a pride in ownership with nice crisp painting.

Be that as it may, be aware if the rebuild costs exceed generally something like 50% of value, you have to bring everything up to current code, which may include current floor elevations being higher, which would cost more than the end value.

Consider unit turnover cost in the vacancy or make sure it is accounted for elsewhere - not just time with no rent, but your out of pocket costs for paint, cleaning, flooring, etc.

So, I am leaning towards having the seller take care of this, however I think given the cost it might be a deal breaker.Another thing is that there a few small piles of Vermiculite in the attic, the rest is on the floor of the attic but does have wooden boards over it.
