Making pretty decent money with a more flexible schedule.

This was my response from my lender regarding the kick out clause and my intentions so I'm assuming I have some flexibility and can request after closing.  

My growing family also needs me to have a more flexible schedule.Where I am going: I, quite randomly, met the broker at InvestSTL and he offered me a position if I got my license. 

I would suggest that you put together a top-view prospecting strategy that focuses on at least 5 methods/communication channels and be flexible to modify if needed.

Both units are currently vacant, so I have flexibility to include this in new leases however I need to.

And You should definitely do by code, it will give you the flexibility to legally rent out (as you may already be aware that oakland is subject to rent controll) and it will definitely give you the higher value on your sale exit.

The experience in the group helped to have the project completed but remembering to flexible with numbers and not to agresssive makes it easier to deal with the unforeseen costs that lay in the shadows of such a project.
