I get that they are not done to often but I'm finding that most of the Nod's and Les Pendens have little to no equity and in typical, or optimum, circumstances there is no solution for these home owners except for the bank to foreclose.

That's not to say you can deliver proper notices through email or text...paper notice will always be better, but I would not completely write off emails or texts in extreme circumstances.

If the tenant has a significant weakness in financial/credit history, but met all of our other requirements, we would offer to rent but would require a higher security deposit.
