I’ve seen these  centers redesigned for anything from self storage to a bank headquarters.  

@Derick Hanna  you can make new rules about things that are related to upkeep and storage around the property.

Up to 33 units and I bought a storage facility with 135 units.

I also came up with ebike/scooter docking stations, air fill up machine, fleet and/or ride share storage. 

Both units are 3 floor 3 bed 1 bath units and will rent for between 1900-2100 a month.The other structure is a 1200 sq ft garage/storage space with a 2bed 1 bath remodeled apartment on the second floor.

Right now, I tell prospective tenants to use their phone hotspot but I would like to offer more as I am getting some good applicants but no wi-fi is a big issue.Also, I would like to add more storage.

Better yet upload it to your favorite cloud storage space and give them the permissions to view any time they want so you are not resending
