I shopped all around the bay area for the best price/value. 

That was my point, not to knock on you Kyle I realize everyone wants the best deal possible whenever the hire out work but property management is not where you should be price shopping.  

The only way someone could come in and set up shop in the house is if it’s not being watched over good enough .

@Derek Kirkwood yes I am still currently shopping around for a CPA who is good with tax optimization for investing, but we turned in the reports from xero to our accountant for 2017 tax season and it was no problem for our current CPA.

@Brian Huber   Brie has many KC turn key companies on our turnkey review site you can see their product side by side and do some window shopping to get a feel for the properties and the providers ..

Our independent agent tells us each year they are shopping the market for the best rate. 

Always good to speak to at least 2 lenders for rate shopping, but also to interview them and feel confident they will get it done. 

If they issued notice and are not out on the date they specified do I have to evict them in the same fashion as if they didn't pay rent.

I'm in the processes of shopping around for insurance quotes.
