I now understand you were looking for the things that normal due diligence might miss.I had a person who bought a property that was in a larger town and there was the air space above the house that was sold so that no one could block another building or sign.

I used to rely on my long term 1 year lease tenants but recently they’ve been complaining they need repairs now but nobody’s ever home to let in the repair man.To rent it yourself - Post on Zillow, Craiglist and Facebook Marketplace, Facebook Yardsale, Student Offcampus Housing Pages, Church/community pages, your furnished rental with great pictures and lots of keywords.

However I must admit I also always invest in other sources of incomes so I invest in private companies where there is offered some control to me the investor and I do not ever depend on any management team that does not offer me decision making power such as in publicly traded companies.
