Has anyone in the DC area found craigslist an effective source of finding motivated sellers?

Would they be willing to do 6 days if the alternative is not to be selected @Meher Bandela?  

It appears to me that getting separate meters for water and gas ought to be doable and cost effect.

Once you get the first deal done it will be a domino effect! 

Any insight on things to outline in the lease to protect myself, & things to go over once tenant is selected?
