If I can set the starting price, I would set it lower in order to leave "meat on the bone" for anyone who ends up winning the house in the sheriff's sale.

Review lease for 'disturbing other tenants' clause and the seniority of the two combatants  - - longest tenured tenant wins - - *IF* you do have to intervene.

With the right skinny contract and the perfect controlling clauses and contingencies you can do deals all day without lots of money or need to setlle.It took me years to discover this technique, but now that I understand the Control and Roll method of making money by selling real estate I don't own, I love it and profit from it all the time.

I connected with a man in another state when reviewing a MF, discovered he manages MF, has his own construction company for the rehab/make ready process, then decided to fly out to sit down with him for several hours of eye-to-eye on how we might create mutual value.  

It is a little sad that it took this long to get emails and a pop-up together when our users win awards, but after 10+ years, we finally deployed that addition a few weeks ago.
