I'm glad I found this community, there's a ton of information here and people who are very willing to share their expertise.

This is a situation that should be handled in the beginning of your association and negotiations with the seller (most of these sellers have been trying to sell their property for months with no luck until you came along with a proposal to solve their problem only to find out when you did, they want to yell because you made it happen, you earn an assignment fee  --- he and the number of agents he has dealt with could not get the deal done - you did because you got the price right and did a expert marketing job, this is why YOU deserve your assignment fee). 

Its not my field of expertise so I can't give the best advice. 

And how have you solved those issues? 

When dealing with unqualified home buyers you really need much more expertise than just real estate.

I also agree with what others say about going after money Vs serving thecustomers of your business ( tenant for example).First solve/help problems of others and money/wealth will follow!

If they have a problem let you a local investor help them solve it.
