I have invested in condos that do not appreciate a lot but have double digit CoC and plan to do the same again. 

I have my virtual assistant gets local real estate agent email addresses and email the local agents that that I am selling a house for sale by owner. 

The best way to get leads in this digital age is through PPC advertising. 

It'll be easier to line up a hard money lender, if you go that route, if you've already run the numbers appropriately to find a home with potentially high value in the right area.When building your team, especially with contractors, make sure you're hiring licensed and insured folks - we work with many Indianapolis residents and out-of-state investors who had us assist after previous investments were compromised due to the lack of financial security with their boots-on-the-ground team.

Doing deals virtually will require some know how and someone locally to assist you. 

Looking for some tips/ recommendations for people in the San Antonio / Dallas area. Anyone have good experiences with some LO or contractors that understand that process? I would appreciate any info!

They provide down payment assistance as well if needed.

So long as I notate in my books what happened I doubt it would matter whether the transfer was started via check or digitally.
