Watching your net worth grow is a critical and motivating aspect of your investment program.It's also valuable to continually re-comp (re-value) your properties, not only to compute an accurate net worth, but to optimize decision making in determining which properties to sell for gains, which to dump if trends are moving the wrong way, which to keep for best rental return and cash flow maximization, etc.You should compute your current returns (ROI, etc.) on a property using current market value, not historical cost, so that you recognize "opportunity cost" of continuing to hold an appreciated property, for instance.

So you have cell phone, home office, computer, software, utility, supplies and other expenses like that which will be deductible and should be reported on page one of your K-1 and then you will have the expenses which are directly related to your inventory or your home that you have purchased to sell.

Business Phone/FaxMy Opinion:I feel a cloud base CRM is not needed.If you are computer savvy, Microsoft has templates for client management that are very detail and workable in excel.Whether these additional things are needed, all depends on you as a person, how involved you want to be in the business, or how disconnected.Personally, I like to control my business, I don’t need too many hands in the pot.As well, I like very little overhead.COURSE:Customer Support, once you purchase the program.My Opinion:It’s apparent that they’ve taken their own advice – virtual assistants.When contacting them, you can get someone on the phone, but it’s hard getting direct answers, you’re redirected to send an email to their support team.If it’s questions about the content or “how to” in your state – deferred to the frequently asked question section.But hey – If you think about it – you pay for the program, not 1x1 or hands on assistance.So – I get it.
