I know it seems like there can be some debate here, but there isnt.The answer to the question, "what investment gives the highest ROI, based on the most likely outcome" the answer is a college education.You can argue that college isnt for everyone, that there are other options that will make you more successful and earn you most money, and I would, wholeheartedly, agree with all of those statements.I do not have a bachelor's degree.

Ryan, Cash vs financing debate will go on and on. depends on your risk tolerance and goals.Most investors like to finance because you can get 3 deals at 25% down and still have some cash leftover, vs using allyour money and just getting one deal.

Let me add a couple thoughts from someone who has had a similar debate in my head.1) real estate investing with a solid W-2 earning is lot easier than without. 2) college is about more than a piece a paper.
