The brokerage must have:An office, a toll free telephone, a sign,posted office hours or if by appointment only, a place and time for appointments, a performance bond, E&O, an insured escrow account and the office must be sufficient for the business contemplated (boy that's an opening).

You aren't going to appeal to LLs who are happy.The best way to test your letter, IMO, is to give it to long-time LLs and asking them whether the letter appeals to them.

And I see huge motivation from someone who has owned a home 30 plus years. 1) They have out grown the home2) They have deferred maintenance and a physical inability to maintain. 3) Typically the neighborhood and infrastructure has diminished to an uncomfortable level.4) Typically the owner is now either single due to divorce or death of the spouse5) The asset doesn’t represent the same value as it did when the owner originally purchased it from a savings standpoint6) They are very easy to convert into low or no interest seller financing.7) They are typically unaware of values.

Its a County Government office for the list of newspapers and call them to find the one who publishes deaths and probates.

As the deals get bigger, we will hire an attorney to help cover everyone in the event of death, divorce, etc so that everyone is protected.
