In my state it's not terribly expensive and I want it to be a business so mentally, making it a business forces me to treat it as one.

As for us, it will just be me working while my wife stays home with our 1-yr. old daughter (more kids in the future probably).  

Her mom wants to cosign lease and pay one year in advance because she doesn't want her daughter to have to worry about paying rent on time.  

I need them to sign the check cut out by the insurance company, the note holder now the grand daughter of the deceased original note holder(private lender). insists in me signing the check and mail it to her so she can put it into the same account affiliated with my mortgage payment.

Myself, my fiancé, and a partner would be teaming up with him to learn the business over our first few flips together, with the goal of taking work off of his plate and continuing to manage the business with his daughter, whom currently manages the sale process.

I found a nice older lady (50's) who is single, has one daughter who lives at home with her while going to college (20 years old) and the 20 year old has a 1.5 year old son (tenants grand son.)

So fast forward to present day, I still live in the home with my lovely fiancé and two wonderful daughters.

I would start there.If you can validate that it is a legit ESA with a dr note from a registered Mental Heathcare provider (and not an internet drs note), then you may have to allow, which also means you can't charge deposits because these types of animals are not considered pets. 

My daughter did her new Tundra last year but she has 6 units & a small farm.
