I doubt that happened here.I'm surprised a new title insurer without existing liability is willing to accept a letter of indemnification from the old title insurer because as Tom wrote, a simple paydown of a HELOC doesn't mean it was satisfied, particularly since you advised USAA isn't willing to give a satisfaction .

seems like the simple solution is to make a small payment every month so it shows up on your credit report that you made a payment. 

Deliberately choosing to increase income or lower the expenses that were necessary and ordinary to run your rental is loan fraud, plain and simple.  

Focus on math specific to that area and keep it simple, don't start with spread sheets, and internal rate of return etc. you can do those later or not at all.

For example, in my area I have to give a 14/30 day notice meaning correct the violation within 14 days or be out in 30.Keep it simple straight forward and professional.
