Prior to 2013 we did a fairly large write down of inventory so it made my financials a little complicated. 

There's nothing complicated about the numbers. 

Hi Andrew,The purchase part isn't too complicated but arranging financing and the tax implications can be.

As some of you might realize, these type of deals are logistically complicated and need to be treated with lawyers and extreme scrutiny. 

Why make that more complicated than necessary?

When I tried to explain to the agent and her broker about this being a wholesale deal and there's usually no buyer's agent or commission involved and that I was only agreeing to pay the agent a flat fee b/c I felt she had helped the buyer it just got complicated.

I've bought from a couple wholesalers, and it's never been too complicated.
