However, my point above was that vacancy is virtually nil, so one would expect rents to rise drastically to compensate for that.

Giving them a bit higher percentage of the profits/ownership to compensate them for their labor and expertise may be ok, though, so long as they have some money and/or liability "skin in the game" as well ...

We recently had a furnace conk out and when we called our previously-reliable HVAC guy, found out that he was not able to work for medical reasons.  It ended up taking about 2 weeks before we had the furnace replaced....

I need more of a partner…Someone to partner with on some transactions to help me close some of these deals I run into…I am willing to partner in an equitable arraignment for both of us where my coach would be compensated for helping me close on some deals, as a partner yet not having to do all the work!

As someone said earlier, I would definitely find figure out which electrical panel (if you have one for each unit) pays for the hot tub and compensate them accordingly.
