I like @John Underwood idea - turn off the utilities and call the Sheriff.And once the house has been cleaned up, get a PM company to run this for you, I don't think you have the right mindset for this, and you can't have your son run this forever, right....?

That being said bills are already in place to supplement more insurance companies and options.

You can then run reports by property or a total for the company.

Any feed back from these companies?

Dealing with the repercussions of one property being damaged and a tenant being evicted could impose a significant financial burden on the company, especially if it's just one or two properties in the portfolio.
