@Sam Shueh - I didn't read the docket but if 2 different sales persons were involved, even under the same broker, isn't this a designated agency, not a dual agency?

Before I went down to sign the purchase agreement I told the brother I did not feel comfortable giving $1000 down because if I do not get approved by the park owning the home could be a headache because I will have to move it.

As far as structuring the mortgage, talk to your Buyer and see what he would be comfortable doing in terms of rate and years.
