I'm quite confident if you have quality build-able Tennessee land (with clean, "free & clear" title) , you can sell it on eBay (if the "price is right"!).

My wife works for a PM as the cleaning lady between tenants.

I send the YP calendar link to my cleaners and send an auto generated cleaning task reminder via text to them 24 hours prior to each turn just in case.

Since we have 3-4 jobs going on at any given time I always have a need for hauling service or dumpster. a 15 yard on my location is around $300 for 5 day rental.With us needing clean ups and various locations multiple times a month we spend alot on dumpsters. 

-A little more management from a cleaning/ turnover perspective.

Bought appliances, changed the carpet, cleaned and staged.

Legally, make sure you know what approach you will take and you have all your contracts in order including your liability insurance, cleaning team etc...Professionally, make sure you have a cleaning team, the person who's 24/7 available to answer or assist with any issues etc... 

The only thing that sucks for now is the cleaning.

Those with a clean offer will get considered first.  

The main difference is the insurance carriers costs will include the clean up and stabilization of the property.
