Once I've done a few deals in the niche I've chosen and feel comfortable with my  skills I believe I'll be ready to tackle the next niche, whatever that may be. 

I'm failing miserably at finding anything to flip, though.My two problems seem to be: a) not enough capital to outright buy and renovateb) too many competitorsI have about 60k cash I feel comfortable putting in upfront, perhaps 80.

Many people will debate the different sides of the issue, but it comes down to how much debt and risk you are comfortable with.Again, welcome!

So find something you are comfortable with and will reach your goal.  

Some title companies will not be comfortable with you making 30k on an assignment fee.  

The price point I was comfortable starting into was 150k to 200k.

Just depends on your budget and what you are most comfortable with.

That's just my personal take on the matter and what I'm personally comfortable with...you should definitely do what you feel comfortable with at the end of the day.

My plan is to stay under $350000, but would feel more comfortable around $200000.I do not want and do not have time to hassle with with renters, so would like to have it in areas where renters are more reliable.

It sounds like once the first deal is done and, the platform your using to raise money is comfortable with you things are gonna get good.
