They are expected to do sales, customer service, management, accounting, marketing, people management, etc. and be paid what you would pay, in any other business, for just one of those positions.

I’ve also been saving up a large portion of my checks to go towards a future down payment for hopefully a multi-family property to start my house hacking journey.Just wanted to put myself out there but if there was anything you would tell a future real investor what would it be and I’d appreciate any advice given, Thanks. 

For $2,000 which was loaned to me from a friend for 90 days for $200, I gave an attorney a cashier's check as a down payment.

When I was ready to buy my first property I made a flow chart of everything that needed to happen from selecting a market right through collecting my first rent check. 

The risk/reward ratio does not seem worth it, there are other less risky places to park your money with better returns at the moment.Also, as someone pointed out, you didn’t account for property management.

Also you need to figure out how you intend to cover inevitable property damage done by guests but there are plenty of solutions for that in the marketplace where guests pay a flat fee per reservation in lieu of a deposit and you get covered for an assortment of potential issues (bad checks, credit card chargebacks, fraud, personal property damage, etc.)
