Also look at the cheaper neighborhoods as they tend to have more turnover.  

In the west, I would not be in CALI, look a UT, WASH, NV for cheaper properties where REI is cheaper, and more creative deals can be done.

Hi all,I am new here at BP, just finished reading Brandon Turner's "7 years" book, and am super interested now to sell my duplex in CA and buy an apartment complex in a much cheaper market for greater cash flow. 

Think about using thin stone to cover old brick it might add some charm to your project , and might be cheaper too.

I myself live on the Eastern side of CT and frequently travel to Fairfield County, I prefer to keep my money on the eastern side where properties are cheaper and the rents are still good.

The taxes are cheaper because the value of that stand aline property has been degraded.

People can get a mortgage for cheaper than the rent.  

although the pricing is much cheaper that isn't the proper flooring for a porch.

Close in PG county has some areas that are significantly cheaper than the city.
