You are unlikely to go to the big banks like a Chase or BOA and get a LOC like this. 

@Sanju Chand I know it may be hard to believe but there are enough deals out there that you don't need to chase something risky.

I chase the cash flow. 

But a flipper is looking at their bottom line, so if another agent pops in and says "hey, I'll list that property and all your other deals for 1%" what is securing us from you turning around and chasing that money. 

The result is healthy price increases instead of price increases resulting from bidding wars because too much cheap money is chasing too few inventories.

No system is perfect, so don't waste your time chasing after the next shiny object.

@Sam Sala - if you don't have the "REI bug" and you don't feel the need to chase down deals and remodel and then lease them out, you are just liking the numbers, so this makes you look for a short cut - don't do it!

There are a ton of factors that play into both, especially with CC rewards 0% financing.Personally I've always been a fan of Amex for business CCs and Chase for banking but there are a lot of fin-tech start-ups and online banks these days with pretty compelling options.Would love to hear everyone's recommendations!
