I would not recommend hard money for your first few deals because you may get hosed by the costs of financing if you take too long or if you are over budget which are normal problems for younger in their career investors.

As such, some agents will want "Cash only" added to the listing so that they dont end up fielding hundreds of calls from potential homeowners when the property really only lends itself to investors/contractors etc....

I always found out where the best JOB was in an area when I worked the Oil Field as a Welder, Deckhand or Captain when I would just take a JOB and ask the guys on that JOB.

I have done some renovations studied architecture know my way around NYC DOB etc worked a first career in tech and finance but so far no luck in this endeavor - I thought I would have an edge after I had to work with agents selling my Mom's house - but it seems folks only care about your rolodex!
