Start with Net-30 trade lines and then graduate to credit accounts and cards.

Does any other city or county follow this tactic to raise revenue? 

hi my name is Mark I have listened to some bigger pockets podcasts  on you tube and they've been very informational I am a buy and hold investor with only three properties and I would like to get in the some more and possibly flip some houses to raise money to put towards more buy-and-hold investments if the market will allow thanks for letting me be a part of this.

I have a 7 unit property and wanted to get gift cards for my tenants for the restaurant across the street (don't worry, I would say "Happy Holidays" in the card). 

I'm sure most of you have already heard about the FED's raising the interest rates this past week. 

What this all means is that if you are close to the edge, you either need to put more cash in to lower your payment, or reduce some of your other payments (car loan, credit cards), or make more money - for example, take a second job until you get through your loan. 

Make sure that depreciation and mortgage interest payments match that or maybe exceed it a little as mortgage interest should degree over time and hopefully rents will raise over time.  

I have recently paid off all my loans and cards and have an outstanding credit score.  

No credit cards, no car payments just regular monthly expenses.

I am born and raised there, so I am fimiliar with the good and the bad.
