Like a 2 bed 2 ba 1500 sq ft, or a 3 bed 2 ba 1800 sq ft, etc. basically put these “standard” comps on a spreadsheet for quick reference, and gear them towards what you are looking for.

Sounds like you are looking in the retail market like the vast majority.

Both are great properties that need cosmetic repairs---One is a 5-plex near the university and the other is a property in a desirable neighborhood that has two 2 bed/1 bath buildings on the lot. 

I'm also curious, how many beds/baths... it sounds like maybe you are renting to students sharing the property as roommates?
