@Kyle Marek I think that depending on where you are (close to the rail lines in SD, ocean, downtown) you could do much better renting by the night than by the month.

In other words get your financing lined up - inspectors / contractors you can rely on etc... then when the opportunity presents itself you can act accordingly.

Our luxury units that sleep 16 wont be getting booked at $1000/night as much anymore, but our 2 BR 1 BA bungalow will have people lined up to book it for a week or a month at $50/night.

The other 5 I bought cash from my earnings from my various business dealings and are in various stages of completion, being remodeled or next in the pipeline.Here’s my question, I can’t keep dropping 10’s of thousands of dollars boot strapping my property acquisitions and I think I’ve acquired enough collateral to put up for a line of credit so I can continue to buy deals as they present themselves, which is every day in my area.

In fact, the city came out and offered to update the supply line with copper a few years ago and they all agreed that it didn't need to be changed.

You can call the city, make sure there are no liens or scheduled work to be done in the area..... had a house last year, seller didn't disclose that the city was requiring new sewer line in the neighborhood.

Thank you Rick, I have been looking for things along those lines from the street views that are given on properties but I just wasnt sure if there was a short list of different areas in SA that are generally better to by.
