If you can really get 1800/month (400 extra a month is ~$5k in extra cashflow) - which is amazing...however if you don't end up with a long term tenant, that $5k shrinks a bit.

You also have a responsibility to try to rent it out as soon as possible if you are going after damages ie you can’t just wait for a few months to rent out so you can charge extra damages.

Well a couple weeks later, things started happening small things, leaks and it stopped working, and I brought an extra refrigerator for the tenants to use during the fix.

As far as make or break, if you run your rental well in my area I think most folks do pretty good, because we have just about year round demand in this area, but to do REALLY well, you need the extra stuff I mentioned.

I don’t want to disclose that my pet is an ESA until after my application has been accepted because otherwise all they’ll see is that they can’t legally squeeze that extra 50$ a month or whatever out of me and then they won’t accept me.

However 1.2 million I believe is over the amount of a jumbo loan so you would most likely have to get creative with bringing extra money.

I totally understand the time restrictions, but also think it is unethical for a broker to expect my company to show up on-time and then have to hang around one or twp extra hours because there are representative from two brokerage firms at the property, the seller is at the property, several other companies are there doing inspections and I have to be polite and stand around for 1 or 2 hours waiting find out who is who while multiple groups are having in-depth conversations, I have to wait to find out what they want, where things are at, get permission to move things, get permission to open things and then can't get in a word to discuss my inspection.When I see one other person at a property that is for sale I walk away because there is a lot of straight out bullsh..., promises and lies at home inspections.
