Thats interesting, I wander if involving or $persuading the previous owner of a property purchased at at tax lien auction will give me clear title?

We have a NOD that is filed 30 days prior to foreclosure then auction will take place.

Probably just an assignment of mortgage - that can happen anytime up to the foreclosure auction.

Account Closed I find 95% of my deals from the MLS and courthouse auctions.

Once the strict judgment is final, is there then a sheriff's sale to auction off the property?

A co-worker told me about an auction on his street.

If a lien is not sold to an investor but is OTC - it is still considered "sold' to the county on that auction date.

Attend some auctions and keep your hands in your pockets, LOL.Remember too, if you take an option to wholesale a deal, you don't "offer" the property for sale, you're selling an option, there is a difference and TREC may have an issue with that.
