My attorney closed on the property my corporation was placed on the deed and the owner held the first mortgage position. when I owner finance properties my corporations name always goes on the deed if the property was owned free and clear.

Did a few conference calls with them and an attorney.You can easily find attorney's that would argue that you don't need to be licensed to market a property and find ways around it.

A few points:1)  Find a good landlord attorney who can advise you on landlord/tenant, not just crowd sourcing the best answer by investors, lenders, etc.

So I called the attorney who has the files to see if he has been given executor status and was told:1. it's an old case2. he does not have the authority to sell the propertyThen I called the courthouse to see who is the administrator over the estate, and was told that they have no record of the mother's death!
