I'd second the 'meet with a commercial lender' and 'driving for dollars, knocking on doors and direct marketing comments'.A couple additional thoughts.First, even though I appreciate the ambition , there is also nothing wrong with going slow.

Additionally we are likely on the brink of a market shift and selling would likely be prudent just in case.As for retiring in 6 years unless you have a sizable employment pension and significant investments (1M minimum) I would not count on it.

In addition to the items you've mentioned, make sure you're accounting for utilities, trash, water, property management, and maintenance reserves when running your analysis.
