This is where most of my business is done.Bandit Signs - affordable guerilla marketing tactic but garners a lot of calls from tire kickers, retail buyers with unrealistic ideas, etc.Newspaper ads - I was running a penny saver ad a while back and it started to get very costly because I was told I cant test an ad for 2 weeks.

I am willing to keep paying the mortgage as long as I am protected.I was thinking of making a rent to own agreement with them since I cannot qualify for a loan yet.I am also considering adding my name to the title as joint tenants.I would really appreciate your thoughts or suggestions.Thanks

You can wait 6 months (or up to 2 years for some lenders) to season the purchase to the point they ignore the purchase price and do a new appraisal... maybe you got a great deal or the price has appreciated enough you can refi at 75% without adding equity...
