I do not have enough money to purchase a home outright and in a couple of conversations I have had, I have lost leads due to my inability to close quickly.  

These are opportunities lost. 

He lost a few houses to foreclosure and both he and his wife ended up filing BK. 

The family who lost their home is entitled to that money. 90% or more do not know this.

Plus you lost tax-deferred growing power while you 'paid yourself interest'.

Just ask those "experts" who lost everything in the housing crash.Take my personal, first hand experience.

I lost my job in mid-Feb. this year, without a package, and decided to do real estate full-time.  

Kind of like being lost in the woods I suppose...you’ve got access to a whole forest of resources, but without the survival knowledge, the chances of getting through enough cold nights and hungry days to figure it all out are pretty low.

The reason I say this is that in my area I tried this myself before and it backfired on me (I lost the deal altogether).  

We did this on our first house and almost lost our shirts on it.
