Most syndications on the pro forma show a 15-20% IRR (internal rate of return) and are able to achieve that return barring no external factors.

The cost to buy a 4 bed, generally, never equated to a better return based on rents I could achieve.

Once the project's IRR reaches that preferred return, the money will be distributed disproportionately based on the IRR hurdles achieved. 

I am not some anomaly, I know dozens of others who have also achieved similar returns in Denver.
