I see all over these forum and hear a lot on the podcast as well as YouTube and social media " do the BRRRR method with no money down" but in over a year of looking and 3 applications submitted no where have I seen a product that doesn't require money down. is there anyone on here who can give me some ideas  or information on how to specifically find those lenders that do not require money down?

I believe you can watch a few youtube videos and learn to do your own inspection. home inspections are usually cursory. they almost never "inspect" anything in great detail. it is basically all visible stuff. they will not open anything to inspect what is under the hood. 

You can watch some youtube videos, buy a leveling system from amazon, and do a great job for $1 a foot.No one in my market has ever requested a garbage disposal and I don't think anyone would ever pay more money for one. 

As of right now, I am trying to learn as much as I can from videos on YouTube, books, and obviously BiggerPockets! 

I’ve done lots of research, mainly YouTube and Google lol.
