My ideal first flip would be something under 1200 square feet and light to medium rehab. 

I know there is a range, but for a four-plex for example of 4000-5000 square foot, what can I expect in hard + soft costs?

I'm from Bellevue, WA.

The real estate market in this area is off the charts and particularly in Arlington VA, right outside Washington DC.
