Habitat for Humanity Re-Store? 

Amongst the team we have a two accounting backgrounds and a freshly barred attorney specializing in real estate and we have about $50,000 in capital saved up in a bank account in the name of our LLC.We've seen a ton of negative information about financing through an LLC and are now hesitant if that would be the best option.

For you guys that get most of the materials your self, are you going to big-box Home Improvement stores or are you able to find it wholesale elsewhere?

If they say they cannot do credit or check, we explain that most convenient stores and post offices sell money orders.

Just know if you are using a speciality paint store, not Lowes or HD, talk with them about the contractor quality paints and check out the deals on their property management grade of material(especially if you are on a tight budget or expect to repaint frequently). 

This could take years, given that I am absolutely starting fresh in this game as a whole and have so much to learn. 

They end up actually raising the prices of existing non-regulated apartments and properties, and have a very chilling effect on investor activity in the subject area.Of course, there are cases where some regulation is required for those nasty slum-lord types to prevent kicking out someone in the middle of winter into the deep, freshly-fallen snow, or if they won't fix the hot water for weeks at a time.But, IMO, the more government gets their sticky fingers involved in a legitimate business, the worse they make the situation; it is almost never improved.  

@Tim Y.All of the homes are rentals, this park is way over priced, also make sure that the right of way getting into the park next to the store is a granted easement or something that you can continue to use because the store is also for sale, the maintenance numbers are way low for the homes that are in this parkGet the true numbers of everything before considering this parkGood luck
