Like I hear people say, “oh my gosh, my property manager lied to me, they said that I wouldn’t have to fix all this stuff and I did, and they told me the rent would be $1100 and why it’s only $900 and I thought I was going to make $300 a month and now I’m barely making $100, this is horrible, I hate real estate, I never wanna do it again”.

Property managers barely make any money on commercial so what you are proposing is outside the general scope of work that they do.What is fair to pay is opinion.Maybe you could level it to where if job is 50k and below then certain percent and gets smaller as costs rise.No legal advice given.

Wife and I met with an agent last night and he threw out 2 interesting ways of dealing with financing when house hacking small multi family's:1) Do a 10 year mortgage at insanely low interest, have the monthly payment barely covered, while paying down the loan and building equity super fast.or2) Doing the more traditional 30 year at higher interest, cash flowing strongly, while maintaining the option to pay extra if that's what you want.Going into the meeting, I had kind of assumed we'd stick with the 30 based on what I've read so far but...wouldn't it be awesome to build equity like that, pay so little interest, have the option to pull significant cash out using HELOC or cash-refi, and the psychological advantage of owning something quickly?

Jill,Luckily the house is pier and beam so plumping shouldn't be that bad since there's crawl space, as for the bathroom If I'm going with this layout it's going to be expensive to relocate bathroom and the kitchen together especially with the middle wall being load baring I believe,  but if you noticed there should be some extra space from the kitchen I think there should be 5 feet between the Island and the living room so the couch can be shifted a a foot or two to the back making the living room a bit bigger.

I didn't get too in-depth with her about financing properties using LLC's because it wasn't an option for me as I barely got approved for investor financing.
