(4) Transfer from personal name to LLC can trigger "due on sale" clause.I'm probably the rare one around here who owns all my rentals under my own name.

We were curious if anybody has any referrals for property managers in the area that they have had great experiences working with on 2-4 unit multifamily properties. 

I tend to be a person who gets educated about the things I am interested in, then I use that education in my own ways. 

In the case of getting into commercial, it would solve my problems because in Canada, banks run their numbers from what the propriety generates in income and not from what I earn as personal income.I personally tend to believe commercial would be the best option.
